    @Snowy so art deco? Is it a bungalow? I have a 1920's Kauri transitional bungalow with original doors, paneling etc. If you are sticking with original windows you can get some glazing done to enhance the period look. Just make sure they don't fit properly. You have to have the draughts for that authentic touch ...

    Yep, bungalow but not really art deco (which I would have liked).

    Yeah the draughts and joinery are being discussed already. Very high wind zone so will have to do something. Had only thought about new joinery so thanks for the idea, might look at retrofit double glazing and some serious sealing. My bach was one of the very first buildings on the central plateau, so I understand where you are coming from. I put in R7 insulation down there but man even small eddies of breeze are freezing.

    Sorry late to the thread.

    Don’t do it. Stressful as fuck and loads of hidden costs. Ex bought me out, I made a lot of money but she’s stuck with untold problems now her and her family are doing it.

    The ‘free’ house we got was anything but when all the other shit is factored in.

    It's funny you should comment. It was moved from Eastbourne. I'm glad it didn't fall off cos there was no insurance.

    For @Bones this is a deco house. Just add a couple of old horses to the front and you can move it wherever you like. Consent or not.

    While I don't know how much it all cost, I worked out in my head they probably could have built it from scratch and just made it look historical.

    You can't, cost wise. I have spent a fortune on an architect (2 actually) and new building costs are ridiculous so I would have been looking at $2m to develop this and not under capitalise on the land.

    I will have one hell of a lot more cash to spend on it this way, and I own a renovation and decor business. That helps.

    @Snowy out of interest, why is building anything new in NZ so expensive? My medium term plan is to move back home to the farm from the UK, and build a fairly large house on a nice hill. Everyone I've mentioned this to says NZ is the most expensive place in the world to build anything.

    @TeWaio we built 7 years ago and got way more bang for buck compared to buying.

    I’m interested in this too, as I own land which has a few basic covenants (must be built onsite etc) that seem to make the building cost explode. We’re actually thinking about selling and buying here as we could build a Fully equipped amazing house for $300,000. In NZ, that doesn’t seem to get You anything.

    That basically just means no kitsets, removables etc.

    Prevents it turning into a bit of gypo land.

    Edit: you can use certain things built off site and assembled on the property.

    @gt12 most properties have basic covenants like that, we weren't allowed to live in a caravan while our home was being built has to be min size, no 2nd hand materials etc, coastal properties like snowy have coloured restrictions too, which are part of the consent process rather than a covenant...that said, covenants such as those are up to a developer or neighbours to enforce, so often it is more hassle to enforce as long as you don't do something outrageous to piss others off.
