looks like you got most of the normal stuff covered off, particularly if you have had ot get resource consent (is that due to location/visibility from water?)
tradies not on the list, painter/decorator and gib stoppers.
I know a few tradies down your way if you havent got them sorted.

Thanks. Have done a few renos around here so have a team of guys and girls that work for me. Most of them are customers of mine and buy from me so it's mutually beneficial.
Interesting that you mention Gib stoppers / plasterers. I have 2 but they are like tilers. Bloody hen's teeth.

Yes, resource consent was due to visibility of the retaining wall (and drainage, wastewater).
The retaining wall stuff was daft. They wanted me to paint it and given that I own a paint shop, no big deal. Then they wanted planting in front of it, which I would have done anyway, but I'm not doing both. The paint will deteriorate over a decade or two and then I cant get at it to redo because of the planting. My major issue was that natural timber weathers anyway. It just goes grey and blends in, so why paint it? They actually saw my point and are happy for me to plant natives across the front.

Yeah some of the BS around Resource Consents is just mental, but I dont need to tell you that!

@taniwharugby No you don't, re consents (not having consent - that sounds really bad these days) and yeah about 40 painters / companies I think.
I will probably do painting myself, but plastering is a serious art. I am terrible at it unless I am after a stucco finish.
It took me 3 months to get a tiling job done recently so I am renting some space in my new building to a tiler. -

Nice one, and yes I do need, and hadn't thought of it. I'm basically gutting the interior and will probably need some interior doors - 1930s period type, whether I try and get original or new. Not sure about all that yet.
Definitely need a new front door as I am redesigning the entrance. Will have to look '30s. Garage (new build) has two offices / bedrooms above so doors there too.
I'll get in touch when I know more about it all being put together.
I also need fire doors with a smoke alarm auto release for joining my 2 commercial buildings together. Can you do that?
Steel for the basement door obviously.

Wouldn’t feel safe looking into your basement door but the rest should be no problem.

@Snowy so art deco? Is it a bungalow? I have a 1920's Kauri transitional bungalow with original doors, paneling etc. If you are sticking with original windows you can get some glazing done to enhance the period look. Just make sure they don't fit properly. You have to have the draughts for that authentic touch ...

Yep, bungalow but not really art deco (which I would have liked).
Yeah the draughts and joinery are being discussed already. Very high wind zone so will have to do something. Had only thought about new joinery so thanks for the idea, might look at retrofit double glazing and some serious sealing. My bach was one of the very first buildings on the central plateau, so I understand where you are coming from. I put in R7 insulation down there but man even small eddies of breeze are freezing.

The ‘free’ house we got was anything but when all the other shit is factored in.

While I don't know how much it all cost, I worked out in my head they probably could have built it from scratch and just made it look historical.
You can't, cost wise. I have spent a fortune on an architect (2 actually) and new building costs are ridiculous so I would have been looking at $2m to develop this and not under capitalise on the land.
I will have one hell of a lot more cash to spend on it this way, and I own a renovation and decor business. That helps.
@Snowy out of interest, why is building anything new in NZ so expensive? My medium term plan is to move back home to the farm from the UK, and build a fairly large house on a nice hill. Everyone I've mentioned this to says NZ is the most expensive place in the world to build anything.
