@mariner4life I assumed the extra one was one a week for 52 weeks plus birthday? I'm sure at some points in my life I had those numbers but whos been taking up the slack and keeping the average up since then on my behalf?
Also I was thinking about this...I mean discussing it with a friend and was wondering ...I mean he was wondering how many there'd actually be if you took nine off the years total?

I tend to agree more with the Realtor they spoke to, most houses I hear of up here that are taking longer than a month to sell is solely down to price...that said, nothing like a bit of free advertising!

No surprise the sellers are both realestate agents themselves ( well that's what the interweb told me)
Simple economics isn't it, if something isn't selling your probably about 99% likely to be asking too much!
Selling a lifestyle block will always be a hard sell compared to a town house or typical property.
Some people like to own more land where as some can't be arsed with the upkeep.
There's simply a smaller range of perspective buyers out there, you probably have to ask less especially given it's location
I'm sure if that was in South Auckland it would be snapped up in no time -

Plenty of people in the market up here that have made $$$ out of the booms, first one in the early 00's and again in recent years who have the money to pay for it.
When we were selling our place 4 years ago it was amazing to see the difference in quality of home (maintenance, upgrading etc)
We would be looking at places in our price bracket and think, man that place is in shit condition compared to ours but selling for $50k+ more...guess that's why ours sold in 7 days.
